Definition: EPDM roofing (Ethylene Propylene Diene Monomer) is synthetic rubber roofing membrane typically applied to low slope and flat roofs. The best-performing, flexible and weatherproof roof material for residential and commercial use is EPDM. It comes in black or white and different thicknesses for different types of roofs.

Key Features of EPDM Roofing:

  • Resistance to extreme weather: EPDM roofing is impervious to ultraviolet rays, wind and heavy rain. It will last 20–30 years or longer if kept well maintained.
  • Flexibility: The rubbery elastic nature of EPDM lets it swell and contract with the temperature, so cracking or damage in the long term are minimal. This means it’s good for temporal gradient climates.
  • Waterproofing: EPDM works very well against infiltration so it is a good choice for flat or low sloped roofs where drainage is a concern.
  • Recyclable: EPDM is recyclable and very energy efficient — especially when you use the white variant, which reflect the sunlight and helps to save on cooling.

Installation Options:

  • Full Adhered: In this technique, the EPDM membrane is bonded directly to the roof substrate with a proprietary adhesive and secured into place.
  • Mechanically Attached: The membrane is affixed to the roof deck with clips and plates and suitable for big roofs or high wind situations.
  • Ballasted: Here the EPDM membrane is placed open on top of the roof and held in place with heavy equipment such as gravel or pavers.

Advantages of EPDM Roofing:

  • Affordable: EPDM is one of the lowest-cost flat roofing materials and install costs than TPO or PVC.
  • Low Maintenance: EPDM roofs don’t need much maintenance — a single inspection and the occasional cleaning or re-sealing is usually enough to keep them performing.
  • Universal Uses: EPDM can be used for any size building from small houses to large offices.
  • Fire and Heat Resistance: EPDM does not burn, and it does not lose integrity in the presence of high temperatures.

Disadvantages of EPDM Roofing:

  • Ethical Constraints: EPDM typically comes in black or white, which might not work for every architectural design and style.
  • Predisposition to Punctures: Though tough, EPDM can be damaged or punctured through by objects that have sharp edges or people walking over it. Safety steps might be needed for roofs that are frequently opened.
  • Sensitivity to Adhesives: Failure to install the membrane correctly or use inferior adhesives will weaken the membrane’s bond, creating issues in the long run.
