Flashing

flashing (head)

Definition: Flashing is a roof system that helps to stop water from leaking through a roof’s porous regions at the point of contact between two surfaces or when the roof collides with other buildings.

This component is often of a heavy gauge aluminum, galvanized steel or copper and forms a watertight membrane to divert water away from joints, seams and corners.

It is mostly used for roof areas that can get water in, like:

Types of Flashings

  1. Step
  2. Valley
  3. Continuous (Apron)
  4. Drip Edge
  5. Counter
  6. Vent Pipe

Benefits

  • Waterproofing

Refuses to let water in joints and seams.
No leaks which may cause rot or mould.

  • Extends Roof Lifespan

Seals weak spots against all the moisture.
Reduces frequent repairs.

  • Energy Efficiency

Stops drafts and loses heat by clomping on.
Structural Integrity
Keeps roof and buildings strong.

The component isn’t just important for a waterproofing purpose, but it also contributes to the appearance of a roof. High-grade joint covering such as copper or stainless steel can make the edges of the roof, chimneys and any other joints look clean and polished. Some, such as copper, over time will patina, adding to the house’s character, while others, such as aluminum, can be painted to match the colour of the roof for a seamless effect.

Installation Process

This roofing component requires installation for proper function. Steps include:

  • Underseal with shingles or roof tiles to get watertight seal.
  • Apply roof nails or screws to the flashing.
  • Sealing holes and crevices with roofing cement or sealant.

Common Problems If You Skip It

  • Water leaks and structural damage.
  • Increased roof wear and tear.
  • Risk of mold, mildew, and rot.
  • More expensive repairs due to water penetration.

Flashing is also a part of any roof that directs water away from the home. Flashing installed and maintained correctly is what keeps your roof and property safe.

You have to inspect and maintain roof flashing on a regular basis to keep it in good condition. Over time, it can loosen, corrode or break under the influence of weather conditions and cause leaks or collapse. Repair with roofing cement or repair section damage as soon as possible, thereby avoiding major repairs later. The maintenance will not only protect the roof but help in the long run the roofing as a whole.
